By the end of the winter most of the lodges in the 1st phase will be up and water tight. The winter schedule will see groundwork continue for the 2nd phase, as well as the interior fit-outs for the 1st phase of lodges.
The 1st phase of lodges (numbers 7-19) should be open to the paying public in April 2018.
In the early stages things were delayed slightly as we negotiated with local authorities over electricity connection, sewerage routes, gas tank permits etc, but things are now flying along nicely.
All UK lodge park operators/sellers agree that hot tubs increase the weekly rental yield considerably.
They are a novelty for the majority of holiday makers, who are prepared to pay on average £220 extra per week to stay in a lodge with a hot tub. The decking and hot tubs are being sourced now and are due for installation later in the year.
“Easter bookings across the Hoseasons Lodges and Parks portfolio rose by 15% compared to the same school holiday period last year, while bookings for cottages.com were up 13%. We were very excited to receive planning permission which upgrades the annual occupancy from 10 months to 12. This is yet another factor that will increase the rental yield for the site for all our Limited Partners.
Even in winter, our consultants have told us that occupancy rates should be high. The area is ideal for walkers and cyclists.
Holidays with dogs
We will have a number of lodges available to well behaved pets. This is a massive market now, where people like to holiday with their loved ones!
Again, these holiday makers are prepared to pay a premium for this option. All good news for you.
Brigg Tourist Information
We are discussing the promotion of the lodge resort with Brigg Tourist Information. They are very excited about the project, and agree with us that the area is brilliantly situated in the country, with a massive catchment area. They are already receiving enquiries, which is great news.
We have received the following email from them:
“Brigg Tourist Information Centre have received many enquiries regarding the lodges, these have come from customers who have seen the Staycation website and the news article in Scunthorpe Telegraph. We have heard fantastic feedback from customers who are looking forward to booking stays when the development is completed. Local residents have also expressed interest in visiting the clubhouse and marina.
The development is only 1 mile from Brigg town centre where customers will be able to experience independent shopping, monthly farmers markets, restaurants, tearooms or even take in culture at the Heritage Centre. Alternatively, there is an abundance of wildlife to explore along the new walkway alongside the River Ancholme. Brigg’s award-winning Tourist Information Centre will always be on hand to recommend what other attractions North Lincolnshire has to offer.
We look forward to seeing Carr Island Holiday Lodge Resort completed as it will enhance what Brigg and North Lincolnshire has to offer to residents and visitors to the area.

The next rental contract
We have been in discussion with Hoseasons and two other UK holiday sellers/operators with regard to a wholesale rental contract to operate from January 2019. We will obviously go with the best offer which maximises rental yield for all Limited Partners. We’ll keep you posted.
